What we do
We agree forms of contract and transfer between buyer and seller and arrange for exchange and completion of the transaction. But that simple statement hides a host of subsidiary investigations designed to ensure that the buyer gets the property it was expecting. Advice may be needed on such varied issues as:
- rights of light, rights of way, rights of drainage
- town and village green registration
- contaminated land
- construction defects
- planning history
- energy efficiency
- compulsory purchase
- finance
- adverse possession
- VAT and SDLT
Almost always an investment transaction will involve property that is subject to leases. These all need to be checked and verified against the data supplied by the seller.
Transactions may also take place at auction, which introduces other issues.
